Commissioning
The term “commissioning” can be a little ambiguous in the design and construction industry. It is sometimes mistaken for quality control or assurance—and while it does overlap, commissioning focuses more on confirming that the built environment was installed and operates as intended.
In essence, commissioning is the process of verifying that a facility’s operations meet the design specifications. To achieve this, the project teams at Reeshatech Building Group work closely with our clients’ independent commissioning agents throughout the project lifecycle to define and meet project requirements.
Stages of the Commissioning Process
Commissioning typically unfolds across several stages: pre-design, construction, start-up, and systems testing, ultimately concluding during the occupancy phase of the project.
During Design and Early Construction
At this stage, we take the following actions:
- Identify long-lead items
- Purchase the equipment that best matches our client’s plan
- Moreover, we leverage our global purchasing power to buy equipment that fits the project budget and schedule—without compromising on performance
During Construction
This stage includes a multi-level approach:
- Level 1: Conduct factory witness testing of equipment
- Level 2: Verify delivered equipment to ensure it arrives undamaged
- Level 3: Start up equipment and document all procedures
- Level 4: Perform functional testing on each piece of equipment and its components
- Level 5: Conduct integrated systems testing (IST) with the owner or their team, ensuring that all systems work together seamlessly
After Construction
Following project completion, we focus on operations continuity:
- Host on-site end-user and operator training
- Show facility managers how systems are installed and where key components are located
- Additionally, we familiarize operations staff with the nuances of equipment requiring long-term service
- Provide accurate as-built documentation so that building operations continue to run smoothly
Our Role Throughout Commissioning
Ideally, our team participates in the commissioning process from day one. By doing so, we oversee subcontractors, develop a deep understanding of the design, and help move the project forward at every stage. Finally, we’re available to help resolve any issues identified during commissioning—ensuring performance aligns with intent.
