Building / Site Evaluation
When it comes to a new construction project, knowing if a structure can accommodate our client’s concept is an essential component. It takes a team to evaluate a potential location, including the engineering, design, and construction teams as well as facility employees, real estate brokers, owners’ representatives, and consultants. As builders, it is our responsibility to assess the facility’s current structure and systems to see if they could meet our clients’ needs.
Building evaluation typically includes:
- Completing the existing building’s municipal code violations report
- Reviewing existing vertical transportation
- Reviewing maintenance records of MEPs for fire protection systems
- Reviewing structural systems
- Checking power availability to emergency systems
- Investigating for hazardous conditions and materials
- Evaluating safety and environmental safety-related items
- Checking energy efficiency, utilities, and accessibility
- Assessing millwork and interior finishes
- Investigating moisture protection components, waterproofing systems, and fireproofing
- Evaluating the landscape, irrigation systems, exterior façade, and roof conditions
To assist our clients in understanding the building’s operating expenses and any factors that may affect it over the course of its useful life, including a thorough equipment assessment, we also develop a Life Cycle and Sustainability Analysis (LCA). Any project’s success depends on the building evaluation process, but perhaps more significantly, a comprehensive analysis can save owners and their renters money long after the renovation is finished.
