A View from the Top in Brooklyn

Pavarini McGovern recently completed 11 Ocean Parkway in Brooklyn—a mixed-use residential development built from the ground up.

Windsor Terrace is home to more than 20,000 residents. It stands out as a well-established residential neighborhood in the heart of Brooklyn. The new 13-story structure will add 375 housing units, 106 below-grade parking spaces, and 5,000 square feet of retail space. It will also fit in with the neighborhood, thanks to a brick façade that features specially shaped bricks.

The site once housed a school and a church, and developers demolished both to make way for the new development. The church will move inside the new structure. Rooftop gardens, a view of Manhattan, and a lobby coworking space for those who work from home are among the amenities. The project is expected to be completed by summer 2024.

In the end, the exterior of the courtyard wall will resemble the color palette of the unique brick on the building’s street-facing side.

The architects designed the layout to mirror Machate Circle, highlighting the park vista and the New York City skyline beyond.
